Design Consultation

We are also available for online meetings via Zoom or LINE video calls, depending on your preference. If you would prefer an in-person consultation, we are happy to visit you directly. We will listen carefully to your ideas, budget, site conditions, and specific needs—and conduct on-site inspections as necessary. The initial consultation is free of charge. Proposal of Basic Ideas

We Provide Multiple Design Proposals Based on Your Needs Based on your consultation, we will propose multiple plans and explore the best direction by comparing various possibilities. In the case of new construction, it is especially important to try out different design patterns to find the most suitable plan. Nowadays, instead of relying solely on hand-drawn sketches, we often use CAD drawings (such as site plans and floor plans) and CG renderings to clearly communicate the spatial layout and overall balance. We also provide rough cost estimates for each plan to help you assess their feasibility.

Basic Design and Contract

From Shared Vision to Basic Design and Contract After several meetings and once a shared vision for the building has been established, we move on to the basic design phase, which marks the start of the contract. At this stage, we define the overall structure, layout, appearance, and placement of the building. Specifically, we prepare the necessary documents for building permit applications, including the site plan, floor plan, elevation views, and cross-sections. We also establish the basic plans for systems such as electrical and plumbing. When needed, we calculate figures related to thermal insulation, ventilation, and energy consumption for heating to ensure comfort and energy efficiency. Geotechnical surveys, such as ground investigations and boring tests, are conducted to assess the condition of the construction site. This series of steps forms the critical foundation for the building process.

Detailed Design and Estimate

From Basic Design to Construction Drawings Once the basic design is finalized, we proceed to the detailed design phase, where we prepare the construction drawings necessary for actual building work. At this stage, we create precise and comprehensive plans that cover all aspects of the project — including how building components fit together, finish materials, built-in furniture, structural design and calculations, as well as electrical and plumbing systems. This phase finalizes all the details that ensure the building's safety and comfort. After the drawings are completed, we conduct a detailed cost estimate for each type of construction work, allowing us to calculate the total construction cost. Based on these estimates, we may adjust the design or specifications as needed to maintain a balance with your budget. For remote construction sites or when the total construction cost exceeds ¥80 million, we select multiple contractors and request competitive bids. We then review the submitted estimates, construction experience, and schedules to determine the most suitable contractor.

Construction Contract

Checking the Construction Estimate and Signing the Contract Once the construction estimate is ready, we will ask you to review whether the total cost aligns with your budget. If any parts exceed your budget, we will revise materials, equipment specifications, or even make design adjustments as necessary—striving to achieve the optimal balance between cost and quality. Once you are satisfied with both the content and the total cost, we will proceed to sign the official construction agreement. At the time of contract, the following documents will be exchanged: Construction Agreement Final Specifications (Finishes, Equipment, Structural Details, etc.) Complete Set of Construction Drawings Construction Schedule (Overview of the Project Timeline) After the contract is signed, the construction company will begin preparations, including necessary applications, material orders, and schedule coordination. As a general guide, construction usually starts 2 to 4 weeks after the contract signing—depending on the size and conditions of the project. During this time, we will also coordinate details such as the Jichinsai (groundbreaking ceremony) and conduct final checks before construction begins.

Construction Start

Construction Begins At last, the construction process begins. We start by marking the exact position of the building on the site through a procedure called site staking (also known as jionawari in Japanese). This involves outlining the footprint of the building directly on the ground using tape or rebar, allowing you to visually confirm the actual location and scale of the structure. At this stage, we ask you—the client—to visit the site and verify that the planned placement is satisfactory. Once we receive your confirmation that "this location is fine," we proceed with the foundation work. The groundbreaking marks the first tangible step in turning the design drawings into reality.

Construction Management

From Groundbreaking to Completion Throughout the entire construction process—from groundbreaking to completion—the architect remains closely involved with the site, ensuring that the original design intent is faithfully realized. We carefully monitor every detail, confirming that construction is proceeding according to the drawings, that materials used are appropriate, and that the methods of construction are correct. Unexpected challenges may sometimes arise on-site, such as underground obstacles or conditions that could not be foreseen during the design phase. Additionally, new requests from the client may emerge as the project progresses. In such cases, we assess the situation comprehensively as the architect, and propose the most appropriate path forward. What we value above all is delivering a building that makes our clients say, “I’m glad I chose you.” We take full responsibility—until the very end—to bring that outcome to life.

Completion and Handover

Final Inspection and Handover Once construction is complete, the building undergoes a final inspection by the local government or a designated inspection agency. Upon passing the inspection and confirming that all work has been carried out appropriately, the building is officially handed over to the client. At the time of handover, we will provide a clear and thorough explanation of how to use the building and operate the various systems and equipment. We’ll also go over routine maintenance tips and points to keep in mind for long-term care. Additionally, we will compile everything you need—keys, user manuals for installed equipment, warranty documents, and a list of contractors—into a single file for your convenience. This ensures that you can continue to use your new home with peace of mind. Within about a month after completion, we will deliver the official “as-built drawings” that reflect the exact construction details. These drawings are essential for future renovations, repairs, or maintenance.

Consultation & Initial Meeting (Free)

We begin by carefully listening to your needs and ideal lifestyle. Together, we will identify which parts of your home you'd like to preserve and which you'd like to change, while also clarifying your priorities—whether it's seismic safety, insulation performance, design, or other aspects.
02step

Current Condition Survey

We visit the existing building to assess the condition of its structure and foundation, insulation and waterproofing performance, as well as the deterioration of plumbing and electrical systems. If necessary, we also conduct seismic and deterioration assessments to identify areas for improvement, ensuring a safe and comfortable living environment..
03step

Basic Planning & Rough Estimate

Based on the results of the condition survey, we determine the direction of the renovation. Whether it’s a full renovation, partial remodeling, design-oriented, or performance-focused, we present multiple plans tailored to your preferences. At the same time, we also provide a rough estimate of the construction cost.
04step

Detailed Design & Final Estimate

Based on the finalized plan, we proceed with detailed design work, finalizing specifications, finishes, and equipment. At this stage, we provide an accurate construction estimate along with the proposed construction schedule.

Construction Begins

Before construction starts, we perform demolition work as needed to reassess the condition of hidden structural elements. If any unexpected issues arise during demolition, we will address them flexibly in consultation with you. We carry out all tasks carefully according to the plan—including structural reinforcement, insulation upgrades, equipment replacement, and interior and exterior finishes.

Completion & Handover

After construction is complete, we perform various inspections (including internal checks and third-party inspections if necessary) to confirm the quality of the finish. At the time of handover, we will carefully explain how to use and maintain the new equipment and systems. We will also provide a complete file containing keys, instruction manuals, warranties, and other important documents.

About Costs

Design Supervision Fee

The design fee varies depending on the type of building and total construction cost, but as a general guideline, it ranges from approximately 7% to 12% of the overall construction cost.

For residential buildings:

  • Around 12% for projects up to ¥30 million

  • Around 10% for projects up to ¥50 million

For churches:

  • Around 7–9% for projects up to ¥80 million

  • Around 6–8% for projects up to ¥150 million

These are only rough estimates and may vary depending on the specific design requirements.
For clinics and senior welfare facilities, the percentage is generally similar to that of churches.

Construction Cost

The construction cost varies significantly depending on the building type and specifications.
For residential buildings, the cost typically ranges from ¥900,000 to ¥1,200,000 per tsubo (approx. 3.3㎡).
For churches, it ranges from ¥900,000 to ¥1,500,000 per tsubo, with other types of facilities generally falling within a similar range.

These costs include:

  • Main building construction

  • Electrical work

  • Lighting

  • Sanitary and heating equipment installation
